How do you come up with the terms for owner financing/subject to, ugly and pretty?

Anyone know of a bank that does flip loans in CO?

1st Bank has them but I am hearing back from them that they take 45 days at the moment?

I would need a bank to be able to close in 2-3 weeks.

How did you come up with the 14.1% ROI.

If you add up all your costs ($292,140) and divide your profit ($36,911) by it the result is 12.6% ROI.

What am I missing?

What stratagies do you use when you get a seller who has a renter in a property that you want to flip?

@Justin Howe so say the wholesaler goes under contract with the seller on July 1.  The wholesaler assigns the contract to an investor on July 15 and the closing is set for July 31.  So does the wholesaler get paid on the 15th or the 31st?
