Thank you, that’s my problem is I’m jumping from area to area and changing what my end goal.

We do have extensive experience in rehabbing. My husband is an asset manager (rehabs their portfolio of properties) for a living.

I appreciate your input. I need to narrow down and focus.

Overwhelmed!

My husband and I are from Salt Lake and the prices here are crazy. We are looking to invest in a single or multi-family home, ideally 2-3 to start. However we only have 100k to start with. We have a HELOC that if maxed out is 300 a month, so that plays into our numbers.

We have looked everywhere and are interested in Witchita, KS, Tulsa, OK and Witchita Falls, TX and we are looking to do traditional financing.

We even considered new construction to buy and hold because trying to beat out cash buyers seems a bit discouraging.

I think we have analysis paralysis! If you were in our shoes where would you start?

Overwhelmed!

My husband and I are actively looking for our first investment property. We are both agents out in Salt Lake but it’s very expensive here so we are looking seriously in Witchita, Kansas, Witchita Falls, TX and Tulsa, OK but open anywhere.

I’m stuck in analysis paralysis!

We only have 100k to start so we were thinking of buying 2-3 small properties with traditional financing. Using cash for the down payments and cash in the bank.

Not to mention properties are going fast with cash buyers 😩

We have a 300.00 a month HELOC (if we max out the loan) that we took out, so that is playing a part in our numbers.

If you were in our shoes, where would you start? What strategy would you use?

@Jerrylyne Isaac. We live in Salt Lake and are looking out of state to invest because it’s so expensive here.  If you want “small” deals and don’t mind rehab, you can look into areas like Price or Vernal.

Hi Everyone- I wanted to post here to hopefully capture those that have used agents for investing. I am a new agent, just got licensed last month in Utah.  I have partnered with my husband who has been an agent for almost 14 years (on the side) here in Utah as well.  Our plan is to really get into the business and we have been thinking about what our niche is.  We are just getting into investing ourselves (would like to have our first property by spring) and even just the research we have been doing is really exciting.  

Here is the kicker - as a full time role, my husband is an asset manager and has been for years.  He works for a company that holds portfolios of properties for investors.  His job is to manage the portfolios assigned to him for properties across the United States, where he manages the work to get the property rehabbed so that it can go back out on the market while ensuring to meet the investors needs, wants, dollars, etc.

So I feel funny asking this because I feel like I should know but in some way not.  Investors are not seeking him out as a personal agent (he's handed portfolios), so that is the gap that I feel that we are missing.

If we want to market ourselves to investors as their agent for our own personal business, what do investors want in an agent?  What makes a good agent for investors?  I am also struggling on how to market his skillset\experience in this pictures as well.

Appreciate your help and advice!
