Quote from @Noah Fele:

Wow I am incredibly grateful for this community! Many of you shared your ideas and advice here and some of you reached out directly to me. I have since been talking to members in different markets and feel supported and encourage. I also have been reading a ton and learning a lot.

I have been between interest and analysis paralysis for the last 3 years but now that I've engaged the community I finally feel ready to take the plunge and as Terra said I'll make mistakes along the way, learn and refine my approach.

Having said all of that, I have since adjusted my strategy to go from turnkey cash flow to BRRRR so I can increase the velocity of my cash. I'm now getting my finances ready and starting to connect with folks on the ground to start to find my first deal!

I will certainly be reaching out many times going forward and hopefully with tactical questions as I start to get going.

This is my long winded way of saying thank you all!!!

Noah, I am so extremely excited for you. Reach out any time if you have questions about the North Alabama area.

Quote from @Colin Flynn:

I have been interested in the Huntsville market and am curious if anyone currently has MTRs in the area. With the Army base, Hospitals, Universities and new Corporations, I was thinking that it might be a good city for MTRs and was hoping to hear if others have had any recent success. If you have, I would love to connect and learn more about your MTR strategy in Huntsville!

The Huntsville market does indeed boast a dynamic and rapidly growing landscape. The combination of Redstone Arsenal, several local hospitals, UAH and A&M Universities, and several new corporations that have moved to the area have significantly contributed to the city's economic vitality, making it a promising location for real estate investment, including medium-term rentals (MTRs).

I've had the privilege of assisting clients with various real estate ventures in Huntsville, and it's an exciting time to explore the potential for MTRs. The demand for housing in the area has been on the rise, driven by the influx of professionals associated with the military, healthcare, education, and corporate sectors.

Hi Tim,

I have not had experience with Josh before, but I think if the research you have done doesn't look good, then trust your gut. There are a lot of great realtors in the Huntsville area and any one of us would be happy to assist you.

I've seen rental prices drop slightly in the Huntsville area where I live. I think a lot of it has to do with the large number of apartment complexes going up. Individual houses are having a hard time competing with the massive complexes that offer club houses, gyms, pools, walking trails, etc.

Quote from @Lindsay Davis:

@Miguel Suarez,

Perhaps you can add Alabama to your list! Properties here are significantly more affordable than in Ohio, Indiana, or Michigan, and the state boasts the second-lowest average property tax rate in the country.

Alabama is also pretty diverse in terms of market opportunities, so there’s likely at least a city or two you’ll find attractive as an investor. Huntsville, for example, is better for long-term appreciation, while Montgomery is better for immediate cash flow. Smaller, up-and-coming college towns like Tuscaloosa could also be worth keeping in mind as well.

I couldn't agree more with what Miguel has said here. Alabama has a number of great investment opportunities. From long-term rentals you expect to hold onto for long-term appreciation as well as short-term rental opportunities that will yield you immediate cash flow. The college towns are always great for rentals as long as you understand that there may be some significant repairs necessary between student rentals. However, Huntsville also has a lot of opportunity for 1-2 year professional leases with military transfers.

Hi Tara,

I'd love to connect with you. I live in Huntsville, AL and work in real estate, commerical and residential. I'd be happy to connect and help in any way possible. Let me know if you have any questions or would like to talk.

Wishing you the best.

Hi Noah, It looks like you've done a lot of the planning work already. You seem to know what you want and where. I agree with Jeremy, it is important to have a great agent to work with as your eyes and ears with boots on the ground in the areas you are looking. As a local to Huntsville, I can tell you there are a lot of new construction turn-key properties that would make wonderful rental properties. If you reach just a little out of the city you can also get some great deals on pre-owned properties as well.

I am an agent and an investor in this area, so I would be happy to share any information you're looking for and the contact information for a property management company my clients have been happy with.
