Does anyone have recommendations for a good Airbnb cleaner? I've had bad luck in the past and it has been affecting my reviews.

If your place is fully setup, I would just go MTR from the get. Is it near anything that would bring traveling professionals? Big hospital, university etc?


 It is a 3 bed 2 bath house right behind the construction of a large basketball stadium. I was thinking of advertising the rooms out separately to the construction workers as some come from other places. Dont know how to advertise to them. I think Felipe Mejia does this pretty successfully but not sure how he got started.

I have a house in Inglewood that is almost fully set up for a short term rental and I just found out that the city placed an ordinance where I wont be allowed to Airbnb after Nov. 1st. Should I finish the set up and do airbnb for a month and then try to do a furnished mid term rental? Or do I sell everything, patch up the walls from hung artwork and wall mounted TV and list as a regular long term rental?

I'm a newbie who is interested in house hacking in the Los Angeles area but I'm not sure if it is feasible or not (hoping to put in offers in October). I checked out the Bigger Pockets calculator but based on my inputs I get a very negative cash flow (-$4k to $6k per month). I'm hoping this is just because I am messing up on my inputs so I'd like to get some other opinions.

Here are my parameters:

I'm a first time home buyer and projected to have $160k - $180k allocated by October for down payment and closing costs with an additional $20k - $40k allocated for repairs. Would like the unit I live in to be a 2 bed + 1 bath and my unit's "rent" to be $2k -$2.5k per month. No more than 2-3 units total. If this is feasible what kind of purchase price should I be looking for?

For those familiar with the LA area, I am open to living in the valley and as south as Inglewood, but no further east than Burbank

I'm looking to see if there are any government assistance programs for landlords affected by renters not paying due to Covid. My parents own properties in low income neighborhoods in the Los Angeles area and approximately 50% of their tenants have not been paying rent since March/April. I'm afraid of how sustainable this will be if the situation continues, but we don't know what options we have. Many of the tenants are undocumented so I don't know if that affects their ability to receive any monetary rental assistance (if there is any available).

I would appreciate your input as to what you would do in this situation. Thank you!
