I recently began correspondence with Justin at NCH regarding establishment of an LLC for my 2 SFRs in Rockford, IL.  He also mentioned establishing a real estate privacy trust for each of my rentals along with an LLC.  I’m curious as to whether or not you proceeded to establish your LLC with NCH and how the process went.  



HI Donald, Did you end up creating an LLC with NCH? Anyone else? I just had a conversation with them as well and am considering some of their suggestions. I don't have a lot of properties yet either so still deciding if I need it and if its worthwhile..


I have used and am using NCH and to me, the cost of their services is worth it you have 10+ properties. Consider how much equity you have in each property and also your insurance too. NCH is offering a safety net. They have a lot of knowledge and skills but they are expensive. Also if they make a REPT they just draft the papoerwork, you are responsible for notarizing and finding a title company to record it - so add about $200 to the cost they are giving you. For smaller projects, I prefer working with local companies that do everything for you and just send you the recorded paperwork in the mail. DM me if you have a specific question. I have never had to file a claim with them so far, so everything is going smooth when getting the insurance. I was able to save 3k a year from switching from Farmers to Obie for 10 houses. So that was nice :)

Would you happen to have used or know of a great licensed plumber in the Cleveland area? I have a SFH on the west side with a collapsed sewer :( yay :(

So about 2% in origination fees. Because of the increasing interest rates some banks won't even give investment loans without charging points, which is crazy, but still a reality. Appraisal seems high to me for a SFH but it might be the area too. I would get a second and a third opinion just to make sure you have made the right choice - it is a big investment. The banks were overstaffed from just a few months ago and are moving so fast that I head of a conventional loan closing in 10 days! My point is that if you find better terms elsewhere - you can still close within the time frame you and the seller agreed upon, or just have an addendum signed and extend the closing date.

Wow! This is insane! I am not a lender, but I pay about 2% in origination fees and other costs are not much - because that's pretty much them collecting money upfront for escrow for property taxes and insurance. I know taxes are super high in TX, so maybe that's why the other costs are so high. The bank is required to give you a disclosure document, which details each line item and its cost.
