From my understanding, one wouldn't need to register ones apartment/house if the above criteria are being met according to the law:

That's incorrect I am afraid. Airbnb is certainly not illegal in Berlin. Renting out space in ones primary residence (and more) is legal provided that one adheres to the law that recently passed. I can only kindly encourage you to read up on it if you are interested in learning more about it:

Hi there!

I am currently on a one-year long "mini-retirement" traveling the world and plan on moving to Berlin sometime in 2019. I am learning as much as I can about real estate investing and house-hacking.

My plan: Investing in multi-tenant 2-3 bedroom apartments in Berlin, Germany. A 2-3 bedroom would be great if the layout would allow for the living room to be converted into a bedroom. My man and I would then sleep in the living room and the remaining rooms would be rented out to long-term tenants and through Airbnb. That'd be the ideal scenario. If not we'd shoot for a 3 bedroom apartment and would rent out 2 rooms while living in the other one.

I plan on getting started as soon as I am physically in Berlin (and qualify for a loan). This brings me to my questions.

- Does anyone on here have experience in investing in apartments in Berlin? If yes, I'd love to connect! If no, do you know anyone who does?

- I am thinking that house-hacking an apartment in Berlin would be the best way to get started or do you think a single family home would be a better option? What's your experience?

I'd love to connect with anyone who is house-hacking/running multi-tenant properties in Berlin or has plans to do something similar. Any advice would be much appreciated!

Really interesting topic! I've moved a lot since 2014 (London, New York City, etc.) and plan on getting into house hacking at my next location in Berlin. I am currently on a one-year long trip and while I am not working remotely I can relate to your situation. Unfortunately, I am just starting out myself and don't have any advice for you. I'd love to hear about your journey through and how it's going for you! I plan on buying a multi-tenant apartment building in Berlin, Germany. Ideally, it'd be a three bedroom. My man would live in one room and the remaining two would long-term and vacation rentals. That's the plan anyway. With Airbnb, it's important to look into the local regulations as it can differ greatly from city to city. There have been huge changes recently (I am looking at you NYC and Berlin!) and it's important to look into that first as it may affect whatever it is you end up doing! :)

@Kenny Breeze Thank you for that! I think @Matt P. may have mixed things up. I've been in my field of choice since attending uni! :) It's quite common in Europe, Australia, and New Zealand to take a gap year right after university and I would have loved to do that, but decided to leave my home country and work instead. I am actually on some sort of mini-retirement right now and absolutely loving it! A while ago one worked the same job at the exact same company until one retired and that's simply no longer the case. As you said, the classic model has been breaking up for decades and things are a little different now. It's not unusual for people to change jobs every couple year. It's also a way to advance in one's career/field plus it gets you to see a different country/city, which is awesome. I checked out your profile as well and love what you are doing! :)

I am travelling all of 2018 and plan to move to Berlin some time in 2019. I can't wait!

I plan on buying my first primary residence (a house hack!) as soon as I qualify for a loan which should take a minute.

@Ken Breeze Absolutely! That way it's all in one place and I don't have trouble looking for it. I didn't know that BP has strict posting regulations and is even deleting posts! What a shame!

I'll definitely need to look into this more. I think it will be a lot easier once I am actually in Berlin. I'll definitely look into what you mentioned. I didn't know that was a possibility. Renting a bigger place and renting out extra rooms would be a great short-term solution, provided of course that it's 100% legal as I wouldn't want to get myself into trouble. Thank you for that!

Totally! Airbnb's regulations are constantly changing, especially in popular vacation/rental spots. I'll definitely set up alerts for that to stay on top of it. That's a great tip!

I think I'd like to give both options (Airbnb + long-term tenants) a try and would then do more of one or the other. Depending on what works better and what I am more comfortable with. Thank you so much for your input and apologize for my late reply.
