In that case there is no risk but you are volunteering some big chunk of your future time. My guess is when the words will spread that BP store is carrying those paid webinars, tons will come along. When you google, it is hard to filter between real ones and total waste of times ones among the results. Anyway, i am for it.

I would not mind forking $59 for quality education. But I have one concern regarding success of this system. Who is going to filter all the webinars in the beginning that it is not for upsells –and it is just for educational purposes? I doubt that Josh will have manpower in his company to screen all the webinars. If that system of screening can be put in place upfront, than in my opinion it will be beneficial to all. Will, you have my vote anyway for introducing this in the board since I am a big fan of Webinars in my area of work – not related to real estate.

Rich,
I am aware that you are also betting on Florida since you moved there few months back and bought some property already but in SW. Any first hand experience in Central Florida?? Also specific which areas should I do more research (crime, neighborhood, price??)? Any suggestion from you will mean a lot to me.

It will be for my and my friends’ use mainly since the market right now there is flooded with ST rentals. So no big hope in that area but I will try to rent it for few weeks if I will find some good property management. I am buying there mainly for future upside potential and my personal use.
I am finding tons of nice SF homes in range of 75k-150K in move-in condition some even with pool. If you are lucky, you can rent them at $850-1000 per month for Lt and $75-125 per night for short term.
It will never pass 50-2% rule for sure. Those houses were sold at their peak 2-4 times than it is right now
Hopefully I will be able to know more details and ground realty next week when I will visit the area this weekend,

Hello,
I am planning to buy SFH in Orlando area near Disney. Based on internet research, it looks like that you can find some really good deals right now.
Is anyone on BP nation having recent experience or interest in that area?
I looked at numerous properties on the net and this weekend planning to go there and check out some properties and area in person. I am also planning to attend CFRI Poker charity on Sep 26th night to do some networking.
I would be more than happy to use the services of BP members (agents, mortgage brokers, real estate attorney, Title Company) for mutual benefits.
Any suggestion about the area and general market condition in Orlando will be much appreciated.

Sorry about late response.
Still in the process of collecting all the data in Siesta key.
The property I am interested is SFH 3-4 blocks from the beach. Price of that property will be around 250K. The rentals should be usd 75-100 per night.
So with 40% rental vacancy, you are looking at around 15-20K per year income. Your expenses will be 11-12K per year. So cash flow is not that great but in my opinion the value of the property will go up in few years..
I am still in research mode and numbers might not be exact...
