I made one move in Memphis but it is short sale - so you all know the sufferings of short sale :)

Here again I will recommend everyone to read @Jeremiah B. blog which helped me a lot and hope that it will do to others...

Very informative thread!! @Dustin H. Great post and thanks for responding to my PM. So trying to keep it alive and would like more comments since I am in the same boat.

Memphis -seems very attractive but lots of investors there- may be good thing but lots of competition in the end.

Chicago- great city and I lived there for 12 years and still spend more time there than my home base Orlando when in USA. Would love to buy there but cash flow is not like other cities- high taxes and great difference in neighborhood within one mile.

Houston- it is coming on my radar since @Chris Clothier( a seasoned investor and widely respected member on BP) is planning there and some good comments on his thread he just started today.

Tons of good information on this board regarding Indianapolis and Milwaukee from very seasoned investors there. Just do search by keywords.

Charlotte seems to be another good candidate for out of state investors

Read Jeremiah B. blog for sure. He put lots of efforts in his research and you will get something for sure when you will read those.Thanks @Jeremiah B. for great blog!!

Detroit- Seems good on number - but lots of uncertainty and high taxes - so not spending tons of time in doing research there but may be good options for locals there

Atlanta- may be for too late for late investors like me!!! otherwise great city!!

@Morris Lucas I am not sure but 25-30K will be tough there..but I am doing my research only for couple of weeks.

@Chris T. Congratulations on your good investment. Since you live there, will you be Kind enough to give couple of good areas around charlotte for rental income and may be less than 100K per unit...It will benefit all here on BP who are looking Charlotte as an alternative...I sent you a colleage request..thanks in advance!!

@Trina Aguilar I will go with getting a real estate license (long term it will save you money and give you instant credibility) and since your objective is Flipping, I will strongly recommend you to search for articles by @J Scott on BP. My objective is not flipping but still planning to buy his books just for estimating the costs of a new home purchase (rehabbing costs).

Disclaimer: no relation with J Scott. I just read his posts and articles on BP and don't even know him personally. But I was impressed with his simplicity and real life knowledge he put in those articles and post.

@Naveen Desai If I were you and since this is just one of your first rental properties, just get good umbrella insurance and you will be fine. Also search key words LLC on BP and you will find tons of posts- for and against LLC
