The Austin metro was among the hottest destinations in the country for where people were moving last year, according to the latest annual ranking from U-Haul International Inc.

Austin ranked No. 5 among the top U.S. growth metros in 2024, and Texas was the No. 2 state for move-ins — bested from the top spot after three consecutive years by South Carolina, according to data released Jan. 2 and Jan. 3.

The Dallas-Fort Worth-Arlington area took the crown for the top growth metro in the recent list, followed by Charlotte, North Carolina (No. 2); Phoenix (No. 3); and, Lakeland, Florida (No. 4). Houston ranked No. 9.

The Lone Star State has held the first or second rank each year since 2016, U-Haul reported. North Carolina, Florida and Tennessee round out the five leading growth states.

And, for the fifth year in a row, California reflected the largest net loss of one-way movers, according to the data.

CoworkingMag, a digital magazine focused on coworking, used U.S. Census Bureau data to measure changes in remote work across 109 metro areas between 2014 and 2023. The number of remote workers peaked in 2021, as a result of the pandemic.

About a quarter of Austin workers are remote employees, according to the report. The 24.9% share is greater than the national average of 13.8%, according to CoworkingMag.

The Austin metro had a 261% increase in teleworkers between 2014 and 2023, the report found, which is above the national average of 207%.

An analysis of the data also shows that the city north of Austin grew 10.6% year-over-year, making it the fastest-growing city of at least 50,000 people. Kyle, south of Austin, ranked No. 2 with a 9% increase to 62,548 people, up from its third-spot ranking last year, while Leander, northwest of Austin, saw a 7.6% boost in population to 80,067 people, according to the data.

In the new data set, Austin's population is pegged at 979,882 in 2023 — up 0.5% from the year prior — dropping it from the 10th to the 11th most populous city in the country behind Jacksonville, Florida, which has an estimated population of 985,843.

Still, the Austin metro isn't stagnating. The new data shows that a number of Austin suburbs with at least 5,000 people logged big gains: Dripping Springs (23.3%), Liberty Hill (14.9%), Georgetown (10.6%), Kyle (9%) and Leander (7.6%). Only five of the qualifying 25 local cities saw a population decrease, topped by Bee Cave (-2.7%).

A shopping mecca five times bigger than Lakeline Mall, a 21st century mega-factory, an ever-growing Apple campus and a somewhat secret but sizable spot occupied by Tesla.

With a population increase from 2020 to 2023 of 14.5%, Williamson County is clocking more new residents than all other counties in this fast-growing region.

Tesla Inc. appears to be on the verge of a major expansion of its huge factory in eastern Travis County, with recent filings indicating the Elon Musk-led company intends to add 5 million square feet to it — a 50% increase from its current size of 10 million square feet.

100% agree! I was at the airport yesterday and even with clear and pre-TSA the lines are atrocious.

I agree with @Brandon Rizzo I think the supply will normalize as the migration to Texas has not slowed down and as builders make correction to a more balanced supply and demand (along with interest rate improvement) housing market will be better. Long term I am very bullish on Austin due to the net migration and the number of businesses investing here.

I personally like to have a mix of STR and LTR so that my portfolio is well diversified but my preference is LTR as I tend to focus more on appreciation than cash flow. I believe that this aligns well with the long term growth of Austin. I have not tried MTR as I have not seen the need to but it works well for some people based what I have seen on BP.

Much needed relief ...

Austin-Bergstrom International Airport is rolling out a new multimillion dollar expansion plan, the largest expansion in its history.

AUS is poised to nearly double in size with the expansion, which is part of the Journey with AUS program.

AUS has seen an increase in passengers, with more than 20 million travelers walking through its doors every year since 2022, says the airport. The Journey with AUS program aims to accommodate those millions of flyers as the numbers increase.
