So far, so good. I'll report back when/ if we close. We're experiencing difficulties with the property at this point, but so far Ashmore has been on point.

@Darren Sager those are great ideas. We are also thinking about wholesaling as well. I'll definitely check out the refi ideas and speak to the realtor about pre-marketing.

Hello BP,

I am a newbie in NJ with a property under contract in Essex county. We, my partner and I, originally found the deal in late May but there were a few snags because the property was part of an estate and the original executor died. 

Anyway, we are only nearing closing now in July. We were planning to flip hos single family property by September. We are using HML to fund.

My concern now is timing. The loan wouldbe for 12 months, of course we were hoping it would sell befre that time. However, now that rehab won't finish until October, should we completely rehink the exit strategy?

It is zoned for a two - family so there is an option to maybe rehab and hold, but we don't have a ton of capital and I'm not sure how quickly we'd be able to refi into a more stable loan.

Thanks for any ideas or strategies on this. The deal is a good one. We are getting in for less than $40k, but need idea on the exit.

Hello All,

I'm a newbie getting ready to do my first deal. Just doing my due diligence on a Prucate Money Lender I met here on BP. Asmore Partners. They seem legit, and have a website and I've spoken to them in person. 

Just want to see of anyone has closed a loan with them or had any past experience with this lender.

Welcome to Bigger Pockets and much success on your deal in progress and future deals. 

@Account Closed my realtor who is also and investor has invested in this area. I've been learning more and more about it over the last 12 months. 

I think it can be difficult if you are unfamiliar with the market. I have seen investors have success with buy and holds in this area.

Have you considered Jersey -at least North Jersey? There are quite a few buy and hold opportunities in places like Irvington and Orange in the price range you mentioned since those are mostly rental communities. A lot of investors are doing well there. Jusr a thought. Let me know if I can help. @Account Closed
