What advice would you give me I have  550 credit score . All my income is under the table . I have 4-6k deposits every month in my bank accounts . Just got an ein number : looking to form a llc or business entity with bank accounts that I can run my income thru to secure loans . 

What is the best way to speed up the process and get access to loans to buy property to flip etc

I am looking for any advice on foreclosures because most of the deals for sale in the pockets I like seem to be in foreclosure. Can you tell me more about the pros and cons of buying at auction? 

Hello everyone.  I am a contractor in philly looking to expand my horizons.  I recently found my first investors and would like to know if anyone here has experience buying foreclosed properties here in Philly. 

I live and flip houses in the area.  Fishtown is red hot and demand is rising not just in this area but surrounding as well

I think you can get them down on some stuff.  How much drywall are you replacing? I would just pay day rate for a couple guys from CL or home depot.  Find someone who knows what they are doing but pay them day rate.  That way you end up paying half or less for all of the above..
