@Steven Goland No, she recommended to do a personal because she thinks overall it would be less stressful for what I am trying to accomplish. (Which is a full rehab on a single family home) and said it has a ton of paperwork & extra fees, I hear it’s rare to find lenders & contractors who are knowledgeable of 203k. 

Looking for anyone who has done a 203k in New York State? Possibly Hudson valley area...Seems non existent.

Mortgage lady said to look into a personal loan instead! Crazy!

@Theresa Harris thank you so much for responding! My husband does qualify for a mortgage but cannot sustain the mortgage payments each month unfortunately. We are always looking for ways to save but it’s both reasons you said actually. Our expenses are high and income is low which does not leave room for much at this point, that’s why I wish I could help. I will look into local groups to get myself out there, hopefully get an idea of what my best options are. Thank you so very much Theresa !

@Matt Crusinberry thank you very much for your time, I really am trying to better my families lives as a whole and am willing to keep pushing to do so. I will definitely look up the forums you mentioned because I also hear being an agent will waste precious time although it has benefits. Wholesaling scares me at this point , I had that same thought but I’m not educated enough yet for that. I will certainly be looking for local groups and of course keeping up with my education! Thank you so much for all your input !

Hi guys!

Currently I am a stay at home mom, my husband is our main source of income. Last year when I found BP I posted my story and part of it was that I am enrolled in an Occupational Therapy Assistant Program (started last fall 2019) and I had feedback to get through school & wait to invest. Because essentially I wanted a good career that I’d like & base pay 1) for financial stability and 2) to be able to save and grow to invest ... but it has been over a year and I’ve been doing my research, listening to podcasts & read several books mostly Brandon’s and David Greene’s.

Anyways I’m getting to this point where I WANT to do something with real estate! I know it’s what I was meant to do, and waiting these next two years I feel like I COULD be doing SOMETHING ! Maybe work for an investor somehow , or possibly get my real estate license to be more educated about the processes and ultimately benefit me once I start investing ??( running my own comps, saving money with realtor fees,etc.)

Can anyone please send some advice my way!

I am a very motivated young 26 year old mom wanting better for her situation & family!

**side note: I’m currently living with my in laws(rent free) , I have 3 small children (4,3& 4 months) , my husband cannot afford a mortgage at this time (he already had a job change 2 months ago and is getting paid more now) so we’re trying, but the cost of living in ny is expensive unfortunately. We have probably 10-12k in savings.

Anthony ! I actually joined meetup.com it’s a site that has real estate groups that you can view and see the events! I found this to be very helpful. Also I saw in another post that a Nick Tang holds events and so does a Kyle Jasey, look them up as well! Hope this helps.

I do feel the same about school, I think I need at-least a base salary. If we can manage to live off my husbands salary too we will be able to bank most of mine. 

Moving out is definitely on the top of our list. My husband refuses to rent hence why we are still with his parents. He’d rather pay for his own mortgage than someone else’s which I agree. 

But I do love the idea of a multi family for our first purchase , or house hack of some sort. I’d have to convince my husband of that.
