I would ask myself why would the person next door buy a building with no parking spots for more than with one that has 2 private one's? I'm probably missing something.

I would agree with Marc, the 50% is almost a must

Thats why I would think twice about college kids, yeah there parents will pay for the rent but these kids are like wild animals, breaking stuff, putting the A/C on 60 degree's(cant be good for the life of the unit) etc..

How do you know the person really got attacked? Was there a police report? I think it would be between the owner of the dog and the person who got "attacked". It didnt even happen on your property.

Ash I wouldnt respond to the letter. I wouldnt be surprised if they sent a letter to the city(suing them too). The right thing to do is probably getting a lawyer.

I couldnt help notice you guys were talking about Indiana, would you know any area that meets the 2% and the 50%? I was looking around the Fort Wayne area, possible some others. Thanks!

Yeah sit in front of a computer trading the markets will make you more money than real estate (if you no the TA).

1) Thinking about buying Vacant Land in Illinois for around 20-30k, and why Vacant Land is that I don't have to pay as much taxes (cheap to maintain)and so that I can ride this Real Estate Wave. And once this is over hopefully I can build a house and then sell it or rent it out

And for a loan I would do $3000 down and 30yr fixed

It's just that with $4,000 where do I start? Yes I might be able to get a bank loan($20,000ish). I don't have any idea where to look, im looking on Craigslist.
