I am a newbie so everything you suggested went way over my head. I want ot understand. Can you break it down a bit for me?

I will be buying a home to rehab and right now we are looking at the Melbourne area. A real estate agent told me that Palm Shores Mims and Titusville are the next towns for growth. I want a location that will be booming over the next few years. Anyone know the area?

Dear Land,

I have contacted my county real estate association in hopes of locating an investment club in my area. I took a class and the one thing that was ephesised was that you need a good team! Until then I will study on this site, I am taking the real estate board class (not to be licensed but just educated) and find a club and hopefully a mentor.

Thanks for the sound advise. I have been keeping track of the comps and whenever there is an open house in our condo "society" I check it out to see what others have done.
Please keep the suggestions coming. What do you think of my plan for using the profits when I move to florida?

After we sell our condo, we will move to Florida and buy that house and then sell and buy another once we have moved.

My husband and I have a 3 year plan. I'd like to run it by you.
We live in the subs of Chicago in a condo. We have lived here for 6 1/2 yrs. In 3 yrs we plan to move to Florida. If we were to sell our condo now we would make 60K. Our plan is to increase the value by upgrading the kitchen/bath (condo is 10 yrs old) new windows, crown molding ect. Take the equity and buy a structurly sound house that just needs paint and updating, sell, take that money and buy another and do the same plus a small home or condo to rent out and build from there.
What can I do to improve on this basic plan?

Lord have mercy! This is my currently my favorite place to be. I have been learning my way into real estate investing for over 2 yrs and I have just found this site yesterday. Can't get enough of it.
I want to thank all of you for becoming my teachers. There is so much information and free education. Fortunately I have not given into temptation by any infommericals. Just reading and listening to the experts. Now I have found this wonderful site! :mrgreen:
