Hi All,

I am looking to expand my market to AL and have some questions that I hope the BP community can help answer. Mainly the dos and dont's of wholesaling in the state. I have read things like you can't market a property, only the contract, etc. 

When it comes to wholesaling foreclosures is the redemption period an issue? I have read that it is a year long. My current markets are UT and FL and it's not really an issue being that FL is 10 days and UT is zero. 

I appreciate any insight given!

@Blair Poelman What areas specifically in eastern UT?

@Nik Krohn I definitely need to look at changing search parameters. I'm thinking maybe northern UT. I really want a multi-family and not so much single family. You are getting great cashflow though.

@Taylor Chiu I can put 20- 25% down. I'm trying to find properties that are 4 or more units. Maybe that's whats going on. It's more of a cash market.

Hi BP,

I've been on the market for a multi-family property for a while now and actually had a deal fall through. Since then I've been having a hard time finding anything on the MLS. Everything is over priced and rents sometimes don't even cover the mortgage, but somehow these properties still get sold. Which is really confusing. What numbers as far as cap rate and cash on cash are ppl settling with? From all the calculations I think properties average right now 4% COC. I need to get creative and figure out how to find off market deals, but in the mean time I would like to know what other ppl think are good enough numbers to make an offer on a property?

@Shane Veltri Thanks for your response! I will probably file myself. The process seems easy, but I have a partner that I am working with. So I can't use an online form for the operating agreement :( I would like to have it drafted by a lawyer.

I need a little help with the incorporation process. I'm mostly looking for a lawyer in Salt Lake to help draft an operations agreement for an LLC . Also, if any of you have suggestions for a CPA that would be great too. Thanks!

@Drew Whitehead that would be great if you can make some recommendations. I don't mind if they are a couple of weeks out. I've tried Thumbtack and haven't had any luck. No one responded to the job post. Maybe because it's in Herriman? I'm not sure. I will give Nextdoor a try. Thanks for the info. :)

@Jeff G. Thanks for the advice! I am definitely going to try this, this weekend. I work full-time as well, so that has also been a challenge.
