Agree with the above answers! In my experience, commercial properties are harder than residential to find by yourself online so i think a local agent is incredibly useful. You should be able to find a commercial agent that works with buyers no problem as long as you are reliable and have a clear idea of what you are looking for

That is a broad question but one thing to look into is tenant estoppels

Agreed to the above that finding a lender will be your best bet for a more accurate and reliable answer BUT i can say our local lender offers 15% down if there aren’t financing improvements (new roof, for example) and 20% otherwise. Rates are around 4.5% with them right now. Hope that helps!

I'm guessing you may have already tried this but you could also do an AirBNB search as a customer and see if there are any existing 30+day rentals and check their calendars. My instinct says that you will have plenty of demand but data is obviously way better than my instinct :)
