I have to agree with everyone that you are going to have to build a network of trusted professionals if you can't visit the areas where you are looking to invest. Referrals are going to be very helpful if can get them.

Hi @Denita Ozenne - I would have to agree that you would have better luck searching for prospects if you set some parameters for yourself.  Houston is quite large and diverse, with each area offering something unique.  Most importantly, you should determine what you purchase ability is so that you can work backwards to a target price point.  I frequently come across off-market deals in a broad price range but not every fits the criteria I have set for my target properties.

Good morning @David Bruce,

Texas law does allow for an agent to act as an intermediary between the buyer and seller, however, they must obtain written consent from both parties.  While it can be done, I don't recommend it to anyone because it benefits each party more to have dedicated representation.  Additionally, it makes it more difficult for the agent to comply with confidentiality and fiduciary responsibility requirements when acting as an intermediary.

I second what @Kathy Stewart said; getting a network established is critical to making sound decision for long distance investments.

 What county and city holds the death certificate?  You should be able to go to the county clerks office to get a certified copy.

@Joseph Weisenbloom - You should be able to contact the appraisal district and dispute the appraisal.  I'm not sure what the deadlines are in your county but you should have grounds for a late appeal if the appraisal notice was not delivered to you.

In addition to being a licensed agent, my husband and I have a small rental portfolio of SFH. With the few details you have provided on this condo, I can't see how to make the numbers work that would make the property profitable as a rental. After adding in escrow for insurance and taxes to your monthly loan payment, it is likely that $1700 in rent wouldn't even cover that expense.
