I found a propert that has recently been flipped, lake front. Mortgage would be half the going rent in that area. What things would you double triple check in your due dilligence on a deal like this? We are self employed and do not have enough history to get a mortgage. Any tips on asking my network for a $$ partner? I’m pretty confident this is an amazing deal, I’m excited to talk to people... I just never have. What are some common questions you get asked when explaining a deal to someone? How professional should the presentation be? Thanks for any tips and suggestions!

We had a baby a few months ago and he’s in and out of the hospital. I won’t be able to work outside the home as a nurse because the hours just don’t work with caring for my son and my husband’s schedule.Long term we’re looking to have me run our REI business anyway. So looking at a career shift that’s more flexible hours. I’m debating between a real estate agent and building inspection. Both require some education and financial investment. Because I’m not the best sales person I think I’ll be more successful as a home inspector but the perks of getting pre-market deals as a real estate agent seems more helpful long term. And maybe long term I need both. Anyone start in REI with one of these careers and have some helpful Input? We’re in Houston, a fairly competitive market for real estate agents...

Alright so I’m working on putting things in place to see if we can’t get our first Brrr deal done this year. I have a potential private money lender. We’re looking at doing a single family home, maybe a duplex. I have a few questions... How much do you usually set aside for “overhead” - drawing up legal documents etc. ? If the deal is structIred as a partnership LLC will it make things more complex or even delay my family from buying our first home, owner occupied? I‘m in Houston, Tx if that makes a difference.

Hello!

I’m Nicole. I just had a baby a few months ago. We were getting ready to invest in Utah and found out Baby Henry needed open heart surgery when he was born. My family had moved to Houston, where the #1 pediatric cardiology center is- so we moved to Houston. Henry is doing well and now I’m looking to understand the Houston market and get my hands dirty.

We’re currently looking for a multi family home to call home, since we’ve been living with my mom through all the craziness of the last few months.
