From what the home owner and told me i haven't talked to the bank, But he told me the bank would allow him to do a short sale for 115,000 and he was wondering if someone went in and bought the house and turned around and leased it back to him. Come to find out from the owner he had lost his job for one thing or another, and it took him awhile to get back on his feet. Now that he is back on his feet and the bank told him that either short sale it or the house gets foreclosed on.

From a distance it looks good but of course i have never done a short sale i would love to pass it off to someone here locally, that could do it better then what i could. Does anyone know anyone in the columbus ohio area that does the short sales?

I have been getting this a lot with Craigslist here lately, from what i figure they are trying to cut down on spamming and the amount of scams going on .

I had an guy call me this morning and asked me what kind houses i buy. I told him that i do a variety of things, then he went into detail about he is getting close to be foreclosed on, and he would love to stay there if he could. I got out of him that the house is valued at 140,000 as of last year, the bank is willing to let it go for 115,000. The home owner would like to see if he could have someone do a short sale and lease option it back to him. Could i get some advice how i would go about this.I'm done a few wholesales before but never a short sale and a lease option on the same house before.

I might be wrong on this but didn't the banks and government have deed restrictions on most house up till the 70's and 80's then most banks took them off the deeds. I know my father had bought a house that was built back in the 1860's that stated on the deed "blacks aren't allowed to own this house" I told it down from it actually said .

I'm open for any ideas i can get, cause it feels like I'm running out of time my full time job is looking like i may look like i will lose come July and i need some wholesales to come through to take care of the money im going to be loosing.

the more i look at the offers i made in the in the last two weeks looks like the sellers may not be motivated enough to take what the end buyers are wanting to spend. Heck i got one guy thats willing to buy houses from me three at a time if i just could find him the right type of houses

I have started this whole new campaign going on since march, with trying to grow my business to do more deals each year. Right now I'm doing maybe 2 whole sell deals a year. Which isn't enough by a long shot. I have house locators looking for houses for sale by owner, empty houses, and just for every house that i could think to tell them to bring me. I have contracts ready everything i could think of lined up to do more deals. I even have three to five buyers lined up to buy them off of me. Every time i find a house that comes close to what they are looking for, the buyer wont move on the price to get the house sold . Honestly i spent every waking minute looking for the houses that make sense on paper but when i call the owner up they don't want to sell even if the house is falling down. I even asked my wife and kids if i smelled funny to rule that one out of the picture!! I need some ideas to keep me going .

Here is a question, with us just starting out with the wholeselling would other investors take us seriously if we have no contracts in hand to offer to the cash buyers or would we want to know their criteria first and then go find what they are looking for. My partner's history has alot to do with being a Realtor and not so much in as being a investor side of the fence. Which is all fine and dandy but its like comparing a apple and apple sauce. Which is pretty much the same but different completely at same time.
