I have always been an ford truck man. I have a 1999 f150 with 189000 miles the last time i checked. It runs like it has another 200,000 miles. Its extended cab the year where the trucks had the suicide doors for the extended cab with an 8 foot bed with a cap on the bed and the large 5.4 Triton engine. Yea it loves its go go juice. But its payed for and the insurance is only 35 bucks a month on it so i can't complain on that part. I hate the the thought of buying a new truck to just get a monthly payment and higher insurance to get better gas mileage and worrying about someone banging my truck with a car door.

When you find a house for sale that you think that might be a good deal would you call on the weekends or wait till Monday morning to call? In any other business i been involved in i wouldn't call on the weekends cause they wouldn't want to deal with me on a weekend outing . Is it any different in the real estate market?

Back in late 05 i went his boot camp and got his program and his autopilot software to come up with three different offers a lot easier then doing it by hand. It got put away in a box somewhere and forgot about then when i moved and found it and installed it again and the program has been locked down, since has so many installs per cd. When i went looking for Kris Kirschner aka auto pilot guru he is no where to be found online or anywhere for that matter. Does anyone know what happened to him why he disappeared.

The point i was making was that here in Ohio was complaining about they want cheaper fuel no matter what the cost. Then someone comes up with this fuel that is made by corn which was a great idea on point of getting away from imported oil but at the same time we are also putting the same people that give us the beef and milk out of business for that fuel. Their are a lot of better ways of getting away from that imported oil . The one thing that bugs me about this that we have a lot of oil in the guff of Mexico and up in the pacific north west but our government made that type of oil drilling illegal cause they don't want to look at drills from their vacation house when they aren't at Washington dc so the government gave no choice but to import or come up with the corn gas . thats great fix one problem and bring up three more at the same time.

another thing that most people won't tell you that you take the corn away from the farmers to feed the cows with makes the cows worth more, and also milk did anyone notice that prices here in ohio of the price of milk went up almost 2 dollars in a lot of places. What is funny is elthanol isn't that much cheaper then regular gas, not enough to make a difference that people pay on the milk or beef .

I still go out in the field almost everyday. I am just trying to stream line my business as much as i can so i make as much money as possible without cheating my customers or doing something illegal. But i have noticed that if i talk to much will mess something up . Also i don't want to talk to the people that say what we do is illegal or unethical, thats what my 800 and my website is for.

the 800 number is the answering service its included in what i pay for the number. whats nice is that i don't have to worry about it cause its on 24 hours a day , what makes it really nice its a live operator .

The way it works is that i have a operator set up to take the information and answers most of the questions they have and emails me all the info the operator takes from the person . Then when i have time to look at the info i can sit down and run the numbers when i have time. Most of the time the time wasters usually just hang up after they get their questions answered or if the deal isn't right for me i could just past it off to a fellow investor.

I know a lot of investors don't like the thought of going to boot camps and buying programs off of so called real estate guros. But this idea is actually starting to look like it was a great idea. When i went to a boot camp about two years ago the guy i went to go see told us that an 800 number was very important in saving us time and screening out tire kickers and time wasters. At first i didn't get alot of calls but now the numbers of quality calls are going up through the roof. Anyone else have any good numbers coming from having an a 800 number with a live operators to answer the questions?
