@Zachary Khushf Thank you for the great advice. It's similar to what I was thinking--I think I'm going to follow down the same path as you. The first deal I'm treating more as a learning experience rather than a home run deal, then focus on profits later.

As someone who hasn't ever purchased a property (primary residence or investment), do y'all think it would be a good idea to get the license prior to the first deal, or do you see benefit in having an experienced agent help you through the details the first time around? Looking for ways to decrease my margins but my inexperience could cost me more than what being my own agent would save me. Long term, I'll probably get my license or get a partner with one as I scale.

@Daniel Wrentz Yeah a lot of the experienced wholesalers typically have their numbers down to a T. If you are using hard money or a GC, the numbers aren't going to be there from what I've seen. There are so many people in the market just looking for the cash flow and not necessarily the equity that getting both is tough. Good luck to you too!

I'm in the same place as you two in Houston. It's definitely discouraging, but that just means we have to work harder to create deals and think unconventionally. Before I'm even getting a chance to check out the property, there are several cash offers above listing on them. The MLS is not where BRRRR or flips are at right now, but deals are still out there, we just have to find them.

Hey Leonard! Pretty much in the same boat as you--definitely very motivated and eager to make a BRRRR happen. Have you read David Greene's book? It definitely gives you a great foundation to take action off of.

I'm not sure of the ins and outs of the AZ market, but it's really tough to find the right deal on the MLS right now in Houston. Getting creative in finding/creating deals is going to be key to hit those BRRRR numbers. BP podcast 438 from yesterday explores some ways to check it out, which is what I'm working on now.

Looking to start a group of motivated people in Houston, TX that meet once a week (virtually for a while, probably) to keep each other accountable and motivated.
