I live in a college town. Anything that’s a single bed single bath gets rented out immediately. I’m even renting out my extra bedroom in my house already to a college kid.

There is a very large house, around 4000 sq feet it’s listed as a 3 bed 2 bath with unfinished basement. I was thinking of turning it into a 6 or 7 bed house and renting out each room to college kids...

Any restrictions or laws or regulations in the state of Washington that would prohibit me from doing so?

@Kevin Scott tried that. Even though duel agency is legal here in WA the listing agent doesn’t like to do that and refused

I’m not saying all, but the majority scoff at the idea of putting in a lowball for you. Does it give them a bad rap or something I’m not aware of since I’m not an agent? I agree in some markets it’s not appropriate but I’m looking at a property that’s been listed for 6 months, needs allot of TLC, it’s the owners investment property also, and vacant. Why the heck not? My math only works at 60k less than asking price but I can’t find an agent that doesn’t think I’m being “rude.” What don’t I know??

There is a house in my town near the college I’d like to buy. The seller has a realtor and I do not. How do I go about buying without getting a realtor? Or should I just use their realtor? Sellers usually pay for closing anyway right?

I did check and duel agency is allowed in my state.
