@Brea Christopherson Hey Brea! So sorry to hear about your divorce. It seems like selling the property might be your best bet. You can then live with family while you house hunt which will save you a considerable amount of money and depending how long you stay with them rates may go down. (Or you might be able to find seller financing to keep the low rate)

Then you can downsize the home and be left in a pretty good financial situation for you and your children. I wish you the best!

@Anders R. If you have a signed agreement with the agent they cannot act against you. Meaning they will serve you to get you that property.

@Michael Cavitolo House hacking would be ideal, but if the numbers aren’t there for you it’d be better to atleast own your primary residence. Especially if you can get the monthly payment to be lower than rent!

Do you need to live in Staten Island for work/family? If you’re open to moving there are many options available!

@Austin Freeman from reading your post I think using a knowledgeable realtor will be well worth the commission for the time and stress they’ll save you. If you had sold homes before or lived locally it would be different.

At the very least it’s worth interviewing an agent or two and seeing what they have to offer.

@Joey Montefinese House hacking may be a little difficult for you in New York City. It might be better for you to look oos for deals at lower price points for your first deal.
