Thanks for all the advice everyone. I'm going to walk around some neighborhoods this weekend and either send letters or make calls. Is making calls a bad idea? I have every weekend off so that's the best time for me to get this work in.

I was under the understanding you don't need to have any substantial capital for this strategy,  though it does make it easier. I will do my own mailings when it comes time or do it through phone calls to save on overhead at least till I've completed a deal or two.

Will stay off Zillow. And I think instead of driving for dollars in my area I might start incorporating it into my fitness regimen to save my car. Good exercise and can go as slow as I want. New strategy.....walking for dollars/running for dollars. The area doesn't seem to be low inventory. A big problem might be my lack of understanding my market.

My biggest issue is reading the CAD on the "abandoned" properties I find. It's a college area, so they might be lived in and just not taken care of. I found one property for example that had nothing listed on the tax appraisal since 2010 and the abstract status was "billed." This was different from all other properties I found. And I will check that podcast out. I have already gotten in contact with some local Realtors and investors.

I have begun trying to step into the real estate world here in North Carolina. I tried Zillow and found "deals" that turned out to be worthless and I've spent numerous hours driving about the area looking for wholesaling opportunities. I found some properties and looked on CAD, but it appears they are still lived in by the owners unless I'm doing something wrong. I'm willing to work for free just to learn the business because I think it's one that'd not only be profitable, but that I actually enjoy. Any tips on eastern NC market or driving for dollars in general? Hoping to create a network of people to learn from and work with. Thanks in advance!

Depending how much this rehab costs it seems you'll be making a huge amount of cash flow if you're able to rent out all 8 units. Any pics or estimates on rehab price?
