I know there are probably several links out there on BP but I haven't played around with the site enough to be very dangerous.  I am thinking that I would like to try to pursue landlords that are looking to retire.  I keep reading about how powerful owner financed deals can be in creating a win/win scenario.  I feel like I need some more knowledge around what makes them such a great option and also under what circumstances they become so great.  Ie, the seller doesn't have to pay so much in taxes by not taking such a huge sum in one year, they can earn a great rate by being the bank, etc.  Can some of you more experienced investors out there help me learn how to negotiate with potential owner financers?

Thanks guys.  Does anyone have any feedback on using angie's list to find contractors?  I agree with Mike that being licensed indicates a level of professionalism.

I have done 2 flips in Eastern Idaho and have been less than happy with the contractor experience so far.  I felt like both of them have done decent work, but the first I felt was not very good at communicating time lines and expectations, and the second ......well the same but also very bad at estimating repair costs.  I need some advice on how to work with contractors and setting expectations.  Does anyone feel like they have a good process of both finding good contractors and managing expectations throughout the repair process that they could share with me?
