I would be interested who your lender is that will give 3.7% on an investment 

Property and also only 2k closing costs. I'm closing on a deal Monday with an 80k

Purchase price that has $3700 in closing costs with 4.7% with excellent credit and

20% down.

it's going to be hard to get contractors to come and look at a house that you don't own. They are all busy working. The best thing to do is call a bunch and get basic pricing for different trades. They when you walk a property make notes, take pictures and take measurements. You can get a general idea of costs. A gut job is more difficult.

As others have suggested, the 203k is your best option. If you find a hud home that's a new listing, you will have a twenty day head start over the flippers since you will be an owner accurate.

Hi Travis, a buddy of mine moved down to Spring from KC about eight years ago.

I'm in the siding biz here in kc. What I would suggest if you want piece of mind is find a small siding company and have them unzip the siding under a few of the Windows so you can see underneath. If you have any problems, that's where they will be. The osb board can easily be replaced if rotted. The bigger company's won't mess with a small job like that. Also check if the window moldings have been metal wrapped.

I make my living from repairing smart siding. It's a flawed installation and it will rot.

Thousands of over driven nails and expansion and contraction will cause it to wick moister and rot. For an investor vinyl would be far better in the long run.
