I joined bigger pockets a couple of years ago and  it's been a fantastic resource!!

After using the brrr  strategy successfully over the last couple of years on single-family rentals I'm interested in multi family 12 units or more.   I would love to get some advice from other investors who have successfully used the brrr  method on multi family that's fully occupied . Thanks!

You can get a construction loan for purchase and rehab at 5.75% in my area. 6/9 month term interest only. 20% down though.

I agree with others, Dave is fantastic for lower income folks

Who need to get their life together. Grant is a great inspiration 

But is for the highly motivated. Find the happy place In between.

in my opinion D class is an area where property values are declining rapidly.

C class is declining slightly or staying the same. B class is where the numbers still work, the area is stable and property values are increasing 2/3% per year.

One I'm finishing a rehab on in a B area will have a house payment of $600 after refi and the rent is $1200 a month.  I'll have 10k left in the deal after refi. I am choosing this strategy rather than investing in a C area and getting all my cash back after refi.

in my market you can get 2% in D areas but that's fools gold because of hassle and turn over costs. 1.5% in a solid B area is where my focus is.
