We manage it all. We have a cleaner and some handymen on standby just in case. Otherwise, I am the guy who answers questions, texts guests etc.

The key to self management is setting things up and maintaining. Keep all the hard systems on a 6 month service schedule. Do a walk through once a quarter and make note of everything that needs attention.

Only 2 hours away is a cake walk. I drive 6 hours to get to Coeur d'Alene then another hour downlake to our house. I do it about once a quarter but last year I only went over 3 times all year.

Getting a good cleaner is the key. They will be your eyes and ears on the ground.

Awesome, thanks. I’m now looking at another area that’s 3 hours away in the same direction and catching up on some posts about some general str rules of thumb. This new area is basically double the housing cost then the first, but I think finding the team to manage will be much easier. Did you have any ratios or % gross revenue costs to just get some guidelines on whether the property makes sense as an str?

So there are no hard fast rules on that. Some folks are happy with 5-8% profit margin and others don't look at much under 20%.

It is all going to be up to you where you are most comfortable.
Thanks. Biggest hurdle right now is finding a reasonable cleaner. Just by getting initial quotes via turno, the cost to clean is more than how much it’d cost to rent the property for a day.

 Correct. The nearest metro is 45-1 hour away and this property wont qualify for that region

I for sure won’t be able to handle the cleaning and it seems like the property management company can handle it all. I can certainly handle the bookings and standard service things, but the challenge right now is finding a cleaner who isn’t so expensive.

 Thanks for the suggestion. I just downloaded it and tested it for a couple str cleaning bids and it’s giving me a very good idea of how much cleaning will be.

 It’s a 2 hour drive and the only things I can think of that I for sure need help with will be the cleaning and someone to take care of maintenance issues. Reason why I’m likely to pull the trigger first is because I don’t want to lose this opportunity to get this property. It’s also a much lower priced house than the couple I have now and I can afford to hold this and pay the mortgage with no occupancy.

And as John said, have as many remote/wifi controls like locks, thermostats, garage door openers, sprinkler controllers (I don't have cameras, but many do). You can definitley do this yourself remotely. It still amazes me that I can sucessfully take care of everything with my phone wherever I am. The bookkeeping is the only part that is homework for me.

I’m finally wanting to pull the trigger on getting another property, but this time the primary goal of turning the sfr into an Airbnb. Couple questions:

1) Unfortunately there’s no cohosts available in the area and need advice on how to find someone who can manage the property primarily cleaning. any suggestions?

2) what are the basics of setting up this sfr so it’s Airbnb friendly as in getting security cameras, keyless entry, etc?
