Hi @Michael Baum we would be managing all the STR side of things, cleaners, and light repairs. The owner does plan on taking it out from time to time when it's not rented. It's a 40' from 1999 and about to get updated a good bit. It's fresh water which definitely makes things easier. The owner will take care of all bigger maintenance items like engine related things and detailing the boat.

Hi BP,

I'm curious if anyone here owns or manages a yacht or houseboat and how that differs from a more traditional STR. This yacht is at a marina and does not leave the dock. I manage other STR's nationwide but I have never managed a boat before. I'm speaking with someone now that has one yacht ready for management and a second on the way. I'm curious how to calculate our fee. Being that it's a boat(docked) there are a lot of differences and maintenance items that make it much different than a house and I feel like it might be a little more hands on because of that.

Any first hand knowledge would be greatly apprieated.

Welcome @Ben Brier, first things first, fill out your profile and dive into all the books and podcast.

Get a rough idea of the main niches and pick 2 that might interest you the most and focus on that. I'm big on buy and hold small multifamily like duplex, tri's, and quads. I also am the cofounder of Clear Stay Properties which is a remote based vacation rental property management company, we even have a property in West Lancaster that is crushing it.

Hi @Patrick F.

What are your goals with the STR / MTR? Are you looking for max cashflow and a new part time job, or more passive income and peace of mind that a professional is taking care of it. I own a vacation rental company that manages remotely and our clients love knowing their property is being properly taken care of and getting a check and report at the end of the month. I like to utilize local realtors for recommendations for building our boots on the ground team, I also like using local FB groups for this.

Hi @Uri Frodis I'm in the Jake & Gino program. I'll start off by saying yes that sounds expensive and kept me from joining for a bit. I had to use the ole Rich Dad Poor Dad mindset, "its not I can't afford it but HOW can I afford it." Looking back that was still the best real estate decision I've ever made. I would have paid $100k because the massive and never-ending value that community/family gives is incredible to say the least. It's more about investing in your education to leverage your life to help others. I did a lot of homework on all the programs out there just like you are now. I picked J&G because they were humble and actually cared about me. The education, networking, coaches, events, podcasts, masterminds, etc is exactly what I needed. When you think of it like that ....what's $20k?

Here in Austin $1mm gets you 5-8 units. 30minutes south of Austin in San Marcos gets you more like 7-11 and 1hr north in Temple gets you 10 - 18.

Round Rock is booming! I have a duplex I house hack there and it appraised $50k more than when I had purchased it 12months before. I love the area and am now looking for 20 - 100 unit apartments in that area.
