I am in an interesting situation where I am in need of money to finish renovations on my primary residence. We got hit with some surprise costs that I can’t afford.

Option 1 - Cash out Refi Rental Proterty

Option 2 - Sell Property

Option 3 - your ideas.

The question is which one will have lesser of a tax burden. I think option 1 upfront but what about in a couple years when I actually do want to sell.

The other catch is the high interest rates today and doing a refi will be expensive.

I would have to say after next years tax season would be the best time! Those lump sums cause people to take trips, and those who like Vegas a lot might want to buy in with that money. The market will be a little better for more competition and stronger offers. 

If you do it mid October the likely hood of people low balling you is higher. 

I don't know the real estate market in your area, but I do in mine and I know as an investor I try to buy in the off season to save money.
