Post: Who determines lot sizes on new development

I have a general question about new construction. If you buy a parcel and develop on it, how are the lot sizes determined? Is that up to the developer or influenced by the municipality? Each lot would have its own address as well correct?

Thanks for your response Lee!  I'm very interested in learning where are those B and C areas.  We moved to Parkville when we moved to KC and then moved over to Liberty a couple years later.  I don't know much of the area outside of just passing through.  Would be great to connect and learn more about what's available that might fit.

Hello, I'm looking to connect with other investors on this topic. Does anyone invest in the KC area or northern KC such (but not limited to) Liberty, Gladstone, Claycomo, Kearny and also invest in multifamily properties? I'm having a hard time finding properties in these areas either on commercial sites such as LoopNet or on the MLS. Most properties I'm seeing are in pretty rough neighborhoods such as metro KC or Independence. I have done a triplex in the past but would like to stay away from D areas.

Hello! I'm looking for advice on how to structure a deal to work with an investor for a fix/flip strategy. What is a good split so I am able to learn and also give a great return to an investor? I am looking to build up starting capital to eventually go into the BRRRR method.
