I am looking for a property manager and real estate agent to help me find a light fixer of a buy and hold. Already pre approved for 210k max purchase. Hoping to find something cheaper to put some equity in. I know this might be a tough one considering how hot the market is. Only on my second property. I have one in Hutto, north Austin, but am now priced out. Thanks in advance.

Hard to find any cash flow in these areas. The values have sky rocketed, but rents haven’t really moved. I have one in Hutto. Good luck though!

Very good town with heavy appreciation. But homes are being bought 30-80k over listing price and the rents haven’t really increased. Unless u get a sweet off market deal good luck

I bought in May, 2019. The rent is a little higher than market rent and I break even after property management fees. I’m not too worried about breaking even cause I have a good amount of reserves but just want it for safety. The appreciation will make up for it in the long run.

I am a rookie investor with one property in Hutto, Texas in which I break even on. A lot of properties I see are not possible to cash flow in the area, but appreciating quite fast. I've only been looking at the MLS so maybe that's why. What kind of deals are you investors getting? What kind of cash flow? Appreciation? Tell me your best and worst stories. I want to learn through other peoples mistakes soo I can minimize my risk. Thank you!

100 percent agree with you. I own a SFR in Hutto, Texas. Very hard to find cash flow in that town without a big remodel. On the upside, appreciation is coming in hot this year with big tech companies and the Tesla factory being built not so far.
