Did Dever's law come about based on loss tax revenue from Airbnb? I saw an article that came out yesterday about Airbnb in NYC. Like @James Carlson mentioned, NYC passed a law with fines up to $7,500 for rentals lasting fewer than 30 days. 

Airbnb starting collecting and remitting taxes in New Orleans and LA. I am curious to see if this happens in NYC. If so, I think that could bode well for other cities to follow suit and thus not restricting short term rentals. 

@Bill S. Appreciate the feedback. I'm not taking appreciation into account at all and will only consider properties that produce positive cash flow. My plan is also to hold onto properties long term and only use selling as a backup plan. 

I agree that the end is not in sight yet. I have seen average home prices drop slightly in the past couple months, but population growth isn't following suit.

I will be overly cautious with my first deal (and most likely deals to follow), so won't be biting off more than I can chew. It will also be my first home purchase, so worst case, I'll make that my primary residence, learn from the experience and more on.

Appreciate the information @James Carlson. Like Scott, I've also considered AirBnB within a multifamily property. You mentioned teaching classes on this. Can you provide information/link?

Wow, thanks for this, such a terrific resource! As a new investor looking to make their first deal, it does concern me that we may be near the top of the market. Did anyone else have similar concerns when making their first deal? I live in the Denver area and looking for a rental property. So based on strategy and the Denver market, it is "safer" than other markets and strategies (flipping).

Hello BP, 

This is my second new member introduction, but I just moved to Denver and still am a newbie.

I was introduced to real estate investing seven months ago when a fellow BP member told me about it and what he was doing. Since then I've been hooked trying to learn as much as possible through books, blogs, podcasts, and forums. 

I work a full-time job (in finance) and am looking to initially start investing part time. My goal is to start with single family or small multiple family rental properties. My ultimate goal is to invest full time and eventually expand to other areas of investing. Many aspects of REI fascinate me, but I want to excel in one area first.

I would love to connect and chat with other investors in the area. I will also be attending the Denver meetup on September 12th. Looking forward to it!

Thanks so much @Bill Hamilton . That is an interesting nuance. Good to know Colorado is a non-community property state. I will definitely keep that in mind if I'm ever investing in other states.

Hi Everyone!

I am recently married and was discussing with my wife about changing her last name. We heard there were conventional loan benefits if she kept her name. Is this true? Would we be able to take out twice as many conventional loans (max for me and max for her) if we are married but had different last names? Or does this not matter?

This could also be by state. We are moving to the Denver area, so wondering if Colorado had specific laws on this.
