@Robert Leonard thanks for the recommendation on Michael Quarles' BP podcast; I think I've listened to his first one, but will have to give the second a listen too.  I really like a lot of the info on his BuySellFixFlip site too.

@Blake Merrell contacting title companies in the area is a great idea! I'm definitely going to give that a shot today.

Hi @Michael Jobe ! I think I might've seen you around at some TREIA meetings; I'll be sure to actually introduce myself next time we see each other.  The increased response rate on that yellow letters thread sounds really encouraging!

@Fernando Castro  Welcome to you too!  If you haven't already, you should come to a TREIA meeting!  It's a great group, and just like BP I like that there's very little "pitchyness" or trying to sell you something, which seems to be endemic to a lot of real estate groups/activities.

I found the "new investors" meeting very helpful, especially the first couple times I attended, and the "West" meeting is pretty convenient to Durham.  The duplex I'm under contract for is about a block south from Elizabeth St and Geer St, one unit upstairs and one unit downstairs, with the awkward front porch that has 2x4's forming the balustrade -- did you see that one? :)

I'm looking for a list of pre-foreclosures (e.g. 30/60/90 day late ideally; maybe even post-NOD, but definitely has NOT been officially foreclosed upon) to market to. I'm willing to pay a reasonable price for it, I just want to know the best place to look/get it.

I want to market to pre-foreclosures in Wake County, North Carolina. Lots of posts here on BP suggest looking to listsource.com for this information, but listsource has a whopping 88 entries for the entire county of over a million people with a "distressed" flag, without adding any sort of other qualifying filters. That can't possibly indicate quality data; things aren't THAT good here.

I tried going to the Clerk of Court. When I asked if they had such a list available, they said I'd have to search myself on their terminals. I tried that, but the only information accessible to me is the name of the person in default, not the address associated with it, and I have to view them individually, one at a time -- that would take forever!

I contacted an independent list broker, but she wants 50 cents/record, with a minimum order of ~1500 records, and says she can't guarantee me they're actually behind on their mortgage payments due to some sort of regulation.

Would a service like RealtyTrac or foreclosure.com/foreclosures.com have the sort of data I'm looking for (with full address, owners name, owners contact info, etc) once I sign up? Has anyone had any experience using one of these services and marketing to a list you pulled off their site?

Any guidance, thoughts, suggestions, and advice are appreciated here. Thanks!

A tryst is "a romantic rendezvous between lovers".  I'm going to suggest that you stay away from that one.... unless maybe your goal is to invest in commercial brothel real estate in Las Vegas ;-)

Hi BiggerPockets! I've been thinking "I should invest in real estate" for a while now; now that I'm finally under contract for my first property(!!), I figured it was time to sign up and introduce myself.

Back in ~2010, my wife and I realized we had some money saved up from our day jobs and started thinking about investing. We were about ready to jump in and buy some rental properties seeing how inexpensive they were at the time, but ultimately figured out I didn't know what I was doing, got scared we hadn't hit the bottom yet, got busy with my Day Job, and that idea got put on hold.

Since then, I've been lurking here, reading endless books and blogs on real estate, getting inspired by flipping shows on HGTV (hah!), listening to at least half of the BP podcasts, and all in all figuring out that yes, this is something I really want to do, and think I can be successful at!

About three months ago, I joined my local area REIA -- TREIA, the Triangle Real Estate Investors Association. After just a meeting or two to give me a kick in the right direction, I went out and found a duplex for sale in an up-and-coming part of Durham. It needs maybe $10k in work, including paint and flooring. Each unit is 2BR 1BA, and market rents are about 2% of sales cost + repairs. I'm under contract set to close in about 2 weeks!

My goal is to try and pick up at least 3-4 more cash-flowing rental properties in the next 2 years between my wife and myself.

Separately, I started talking with my brother-in-law @Daniel Lipetzky  about how great real estate investing could be.  He got excited too, and we decided to try our hand at some wholesaling together -- both to actually wholesale and make some quick profits, and to allow us to find great deals for us to hold on to either individually or together as the deal merits.

We're planning on yellow letters (handwritten for now; likely transitioning to printing our own printed faux-handwritten letters in the future), and are trying to figure out what segment to market to and where to get our list.  

We have a good recommendation from a TREIA member for a list of absentee homeowners with equity. We really prefer the idea of marketing to distressed/pre-NOD/late payments/pre-foreclosures (who also ideally have equity...), but can't find a good list to market to. Listsource.com always seems to get recommended, but even without any other filters it has a whopping total of 84 "distressed" entries in a county with a population of a million people! Recommendations here are very welcome!

Anyway, BP seems awesome and I'm excited to start actively participating instead of just watching silently!
