I am looking to buy a 4 Plex and live in one of the units. Not sure what type is best as far as maximizing rental income (how many beds, baths, year built etc.) would love to connect and hear some advice or tips. I am considering renting out the other units by the room (as I live in a college town) knowing this could maximize profit but also lead to more rough and rowdy tenants. Thoughts?

I just got my rea estate license, and want to know the best way to build up my network! What’s the best way to lead generate, how to find buyers and sellers in need of an agent etc. I’m only 19 but I’m super motivated and driven to be good. Open to ideas and any commentary will help!
