@Michael Warinner I left school as well, less of a pain for me because I was not paying my way through it so I didn't waste any money, it was a cheaper community college as well.

College won't teach any skills that you'll find useful, just a piece of paper. You can always find a job without a degree or just work for yourself. Some people Suggest it as a back up, but you can always go back if you need to. I personally value my time more and college was wasting it.

Most of the people who say go back are probably older and used to the old ways of "go to college, get a 'secure' job, and work for someone else for 40 years hating your life." Do what you feel is best and only take advice from those who you would switch places with. A lot of the most successful people dropped out of college as well. There are many ways besides REI that you can fall back on that don't require degrees and can still lead you to financial freedom.

I'm a newbie too and from the 2 books from Biggerpockets I've read they say to pick a niche and a strategy and stick to it, don't just jump around or you'll never stick.  Also your strategy (Single family, multi family, etc) might depend on the area you want to invest in.

I personally like the buy and hold because you get a nice check in the mail each month and it's good passive income. When you sell if the house appreciates than that is a nice added bonus.

I've made a list of data sources you can use to find data in a certain area for market research.

A lot of these websites were mentioned in Biggerpocket's "The Book On Rental Property Investing."

The biggerpockets book "How to Invest in Real Estate Beginners Guide" goes over this and they don't really mention yes or no, there are pros and cons to having an LLC and not having.

@Thomas S. Amen awesome answer. They're not above anyone else so treat them the same. You should always have enough saved up to be able to go 6 months without a regular income. They can also go work a minimum wage job if they have to or do something online.
