So as I understand, a CAP rate is based on NOI. However, I’ve also been told that CAP rates have to do with risk. Question, why would I want a higher CAP rate if it brings increased risk. For example taking a 6 CAP to a 9 CAP. Thanks for the help!!!!

@Bobby Nilsen Thanks for responding back after such a long time. I'm very interested in learning about how to spot a good deal. How to value a property for the long term, proper debt to income. Tax shelters, LLC creation etc. I want to treat this as a business not just a side gig. I'm analytical and I love to see the numbers and how they can be manipulated.

@Bobby Nilsen, Thank you for the opportunity.  I'm currently looking for books on Real Estate finance for someone who has an intermediate knowledge of finance.  Any advice would be great.

A little bit of background on me. I have middle ground knowledge of finance. I understand ROI, assets, liabilities, etc. all the stuff you’d learn in a basic finance class. I’m looking for more depth. How do I read a profit and loss. CAP rates, Vacancy rate, cash on cash. I’m looking at larger multi family rentals as an education piece and I’d like to be able to look at them intelligently. I hope all of that makes sense. Thanks and have a great day!!!
Why would you take advice from an individual who doesn’t invest in real estate? You don’t go to the doctor and ask them to diagnose a sore tooth, so why ask a non investor their opinion? Hope that’s not to harsh. Also unless your financial planner has a solid bottom line in his on finances, I would take what he says with a grain of salt.

Hello,

First time poster, short time creeper.  Here's my question.  I'm transitioning from the military and looking at real estate field as a potential career path with the end goal of buying multifamily properties in a buy and hold strategy.  My question is has anyone used Udemy or other online course to learn about real estate investing?  I'm a big believer in self-education, so I'm looking for resources.
