 Yes I understand that some companies offer a product that will take care of certain fees and such. Do you know a company that has a SEC attorney that will create the PPM and other necessary documents to raise capital at a reasonable price if not free?

Good Morning! 

Control your morning and you control the day! I would just like to start a discussion on what the upfront costs are in investing in multifamily real estate. I am a knowledgable investor but not experienced so I understand I do not know every single cost that will be associated. 

Are there any costs that experienced investors know about that would be good to share?

I understand the earnest money for acquiring properties, the cost of creating proper SEC documentation for syndication guidelines, what else?

Hey what's going on guys! I have a predicament... I got under contract for a 41 unit complex in waco, it's a extreme value-add and we just re-traded the deal down to 1.825M but our investor needed it to be at 1.7M. Our investor ended up bailing and we only have 30 days til the contract ends, I guess we could get an extension, but if anyone has any ideas just let me know.

Thanks for all the replies guys! I am trying to start a acquisitions team including lenders, brokers, partners, and investors. My goal is to buy 250 units by the end of the year, we are currently under contract with 41 units so hope all goes well!

I am an up and coming wholesaler who is trying to breach into a already competitive business in an already competitive market, DFW. I have been reading book after book about wholsaling and investing in real estate and have been trying to look for the best un-tapped leads. I have heard of people talking to divorce, probate, and SEC attorneys to find good motivated seller, but where can I find those people and do these leads actually pan out?

thank you for all the advice everyone! I think I am going to find someone to sponsor the deal for an equity split, that seems like the better option especially with it being my first commercial deal.

@Bill F. Do I have to get a securities attorney involved, because like you said it is only 41 units, not the biggest deal.

Thanks for the info guys it is really helping! I do have someone who reached out to me saying that they can raise the money for me, and in return would like a equity split. How can I structure something like that? would I add this person to my LLC?
