like @Aubrey Tatarowicz said, you will want to make sure that the lender will allow you to source the 20% down payment from a personal loan. I would recommend that you get in touch with a Mortgage Broker. They will be able to answer your questions regarding the loan and help you find a lender.

At this stage in the game, I would just focus on getting your first duplex with the expectation that everything might not go as planned. Make sure that you understand the cashflow analysis before pulling the trigger, then jump in.

My partner and I are in the negotiation stage of a mixed use commercial building. We want to be prepared to raise capital if we are able to close the deal. We've put together the 1 pg teaser below to engage with potential LP's. Does anything look unnecessary and/or missing?

Key points we are trying to cover:

@Christian Bunte - We had the same thought... Are the economics the same or better by eliminating risk with new construction versus rehabbing older structures with unknown risks? We are in the beginning stages of a quad-plex design. I'll be happy to share the numbers as we work through it.

Hello BP - Long time podcast listener, long time forum lurker, first time poster. My name is Nick Logan out of Houston, TX. I stumbled upon the podcast and real estate investing around 2 years ago. I've managed to purchase two investment properties over that time, but want to accelerate my learning and growth. Being involved in the forums looks like a great place to start. Hey Andrew - Thanks for posting. I would be interested in joining the accountability group.

Getting over the analysis paralysis has been a huge struggle of mine as well. Over analyzing, combined with not having a focused plan has stunted my growth significantly. I would enjoy a group to meet with to help each other over the hurdles and achieve our goals.

I am closer to Houston (off 290 and Bingle) but would not mind making the drive to Magnolia/Tomball. Please let me know if this group comes together.
