Hey everyone!

Does anybody have experience using Latchel, the maintenance request partnership that is available through RentRedi? $25/month for handling all maintenance requests and tenant calls, contractor dispatch etc. Have you found this service to be beneficial or not, and why or why not?

Hey everyone! I'm buying my first two rental properties this month in Tampa Bay, both through creative finance. Obviously I need to get insurance for these properties and I'm curious what amount of coverage I should be getting. One property is a 1,300sqft SFH in New Port Richey and another is a 2/2 1,100sqft condo in Tampa. I don't know much about insurance so any insight would be greatly appreciated.

Hey Paul! I own a wholesaling company in Tampa Bay. Saint Petersburg is a great place to wholesale and flip houses, so you're on the right track. 

@Brian Young is totally right, there's certainly a demand for good wholesalers in this market, the problem is that most are not very good lol. Fortunately for you that makes it a lot easier to stand out and do good, consistent business. If you show people that you are genuine, transparent and ethical you will do just fine. 

I don't flip houses, I'm only interested in buying rentals, but I wholesale a handful of fix and flips each month and I love helping out other wholesalers. Feel free to reach out to me if you want to connect!

@John Douglass Hey brother it really comes down to what you want to be. If you want to be an agent then getting your license and joining a brokerage is obviously the way to go, but if your end goal is to be an investor it's largely a distraction. Not that you can't be both, but if your end goal is to be an investor, don't think being an agent first is the best way to learn investing and get started. I thought the same thing at the very beginning of my journey which is why I'm telling you. I love helping out new investors, so feel free to PM me and I'd be happy to explain further.

It's common for good wholesalers! I have solid relationships with a few agents in my market. They bring me leads, I refer them retail leads that my team finds, they bring me buyers for my deals, and we've even helped a seller out together where my team bought their current home with a 30 day post-occupancy agreement, to give them time to close on and move into their new home that the agent that I referred them to helped them buy! Win - Win - Win scenario. When a realtor brings you a buyer on the wholesale side, their compensation isn't limited to the standard 3% commission either, so there is a potential to make A LOT more money with a lot less work.

There are plenty of bad wholesalers out there that give the industry a bad name, but there's also more than enough bad realtors out there as well so it goes both ways. Most realtors also just don't understand what wholesaling is. You need to find the ones that do and prove to them that you're legit, and once you do it can be a super beneficial relationship for both of you.

Even the not so great areas of Tampa are seeing increases in activity and value (mostly). My team has found buyers for properties in areas that I honestly didn't think we'd be able to (at least not now). There's just such low inventory right now. We are looking at a duplex in the South Nebraska area between downtown and Ybor City. Right now it's probably somewhere you probably wouldn't want to be after the sun goes down, but the way the city is going, it won't be that way for long and could be an absolute gem of an Airbnb in the future. Like @Zach Kolman said, if you're thinking long term, I personally don't think you can go wrong getting property anywhere in Tampa right now (as long as you buy it right obviously).

Hey everyone! 

I own a wholesaling company here in Tampa and have a team of 3 cold callers. We have seen our contact rates drop significantly over the last few months (in June we averaged 8% contact rates, and we are now around 5% consistently. The leads are still coming in and we are doing multiple deals each month, but I'm curious if other people who call themselves or have teams of callers have experienced a similar drop in contact rates.
