Hmm, OK.  And you're looking in FL?  Do you have a good amount saved up?  It's going to be very difficult to find anything on market that cash flows.

Plus, you'll love the insurance costs.

Yea I’ve heard about that. Any advice on how to factor that in for residential rentals?

Yes I do and friends and family are joining in. I’m mainly looking for little to no money down seller financed deals right now. I’m about to put one under contract 2.5% down in Panama City Beach. A vacation rental that the seller has low equity in.

just to clarify - you're quitting your W2 to do RE full time?  Or you're going to put a full-time amount of time into RE?  Are you an agent?

Not an agent. I'm full time on the hunt for income properties.

Hi my name is Nick, I wanted to say hi and introduce myself. I'm from Los Angeles and living here with with my wife, ragdoll cat, and yorkie puppy (wife had to have one).

Dec 2023 marks my full-time jump into REI. I've been studying and interested since 2019, but never found myself really putting my time and energy here.

I have one property from a 2022 tax sale which I sold on seller financing, and actively on the hunt for residential LTR and multi-family. I'm starting in Florida market.

I'm an Engineer by education, worked hands-on in construction for about a year, and am an Human Resources professional. (Wish I was a more professional sailboat racer)!

Would love to connect with like-minded and experienced investors.

Hi NIck, there are plenty of people who share the dream. Ask your questions and you'll get plenty of opinions. ;-)

 Sounds good!

@Tim Ryan I live in Montrose not far! I’m also looking at picking a market. Are you free for a coffee next weekend?
