If only I had bought more! They are all in the Southwest part of town.. the rent isn’t great, compared to the value of the homes now. They’re worth $260k-$280k and I rent them out between $1,150-$1,350 / month. But I’m not complaining, I actually just bought another property for $250k and rent out for $1,250/month. My objective is to put 20% down, or enough to cover the mortgage and have my tenant pay for the mortgage every month. Seems to be working well for me so far!

Single-family residence buy & hold investment in Las Vegas.

Purchase price: $119,000

I bought a single family home, in the middle of the Las Vegas recession market.

What made you interested in investing in this type of deal?

House values were at an all time low and thought it was be a good idea to invest for the long term.

What was the outcome?

I still have this property, the only real maintenance I’ve done is put a new water heater in. It’s been rented for the last 8 years.
