Thanks for the input. In all honesty, I really do love my day job. HOWEVER I simply know that it is providing me and my family health insurance and income, the latter of which will help me start buying properties.

I know it'll be years before I might have enough passive income to stop working, and I'm okay with that. I have the passion to get started, and I can't wait to see where it takes me once I jump in. Very happy I found bigger pockets to show me that I don't even know what I don't know!

I am not an experienced investor whatsoever, but I did read "Buy it, rent it, Profit!" by Bryan Chavis (The Landlord Academy). This book does have a lot of specific advice about the due-diligence period, including what to ask for (rent rolls, expenses, etc.). Just my $.02.

Christina,

So now with a mix of traditional financing deals and at least one owner financed deal, which do you prefer?

I'm sure it totally depends on the circumstances of the deal, but I just wondered if you lean one way or the other.

My wife works on a college campus. We both graduated in 2010 and have decent jobs, and I'm actively saving money to get into REI part time.

The reason I mentioned the college campus bit is because today while having lunch with her at the university, I asked "if you could go back to school today, what would you major in and what would you do differently?"

I'll pose this as a question to experienced investors. If you were starting today, what would you do differently?

Also, thanks again to all for the great advice. I will move on from worrying about this and focus on getting a good deal done. She'll come around!

Thanks, guys! This is great advice, as she is very much a "actions speak louder than words" type of girl. I have a feeling that as I get going and actually start to make things happen rather than just talk about it, she will be supportive and probably jump in and help!

Within the past year, I have become very engrossed in learning all I can about real estate investing. My grandpa owns rental properties, and after reading Rich Dad Poor Dad, I was ready to figure out how to start my journey. Our first house, first baby, and 3 moves later I am still trying to learn all I can so that I can finally buy my first probably hopefully within the next 2 years.

My wife tries to be a great listener, but REI doesn't really interest her and she thinks I'm "just too obsessed about money." I try to explain to her that I'm already happy so more money is strictly for security for our family, and to provide a lifestyle less dependant on working 40+ hours a week. I understand that until I take action is all just pointless babble to her, but I don't want to go this alone.

Any advice on how to get her on board and get into REI as a family affair?
