@Jay Hurst & @Alex Hunt I figured 80% LTV would be the max, just wanted to put it out on the forums incase someone could do better. Property is an attached townhome rental.

@Stephanie P. It's in a more populated area, Zip is 19464. It's actually a friends property, trying to help with some direction to get him out of the hard money & heloc funds he purchased and rehabbed the property with. 
 

Does anyone have a recommendation for a lender that would do a high LTV cash out refi on a rental in Pottstown PA?

Check TD bank, as of Sept there were still doing them. I was quoted 7.5% with some closing costs, 10 yr io draw, 20 yr payback. 

TD bank has this product as of 2 weeks ago.

My wife is a licensed agent in NY and has a client who is looking for assistance selling a home in Ecuador. 

The plan would be to refer the sale to a local agent in Ecuador, while she coordinates all efforts with the family here in the US.

What is the best way to source agent in Ecuador without having any previous relationships there?

I was able to get a FL policy that covers the STR from a Brightway Insurance Agent, it's underwritten by J&J. Still pricey, but much better than Proper.
