For what its worth we just do the in stock shaker cabinets in our rental units from home depot. We love the look.

Rehab wouldn't change here other than some exterior stuff. Exterior paint and roofing would be the largest. 

We had property management up here in NWI and we still rented units in a rather short amount of time.

We are going through this right now. Call a RE attorney, Indiana is easier than Illinois ours is in IL and its a nightmare. 

Making a realtor connection would be best! Those can even be off from time to time.
