there seems to be some issues with plumbing electrical and roof but everything is minor.  In negotiations with the seller to have everything fixed so as long as that goes well the property should cashflow. I ran vacancy and cap ex at 10% just to see what it looked like.  Thanks for the help!

Hey guys I recently started driving for dollars. I've found a few properties that might be available but I have some questions about how to figure out if it would be available. For instance I found one that looks vacant open windows differed maintenance but a paper on the window from the city describing upgrade work that is or needs to take place. What does this mean? Is there anything else I should be looking for. Thanks!
