Some Lenders use the Debt Service Coverage Ratio (DSCR) to calculate the DTI of the Portfolio of Investor Properties held in the LLC. This allows the Lender to calculate cash flows and make a determination on the profitability of the total investment portfolio.

So in these Highly Desirable markets where inventory is scarce, is it better to keep a keen eye out for potential deals, or wholesale deals, yellow letters? What's working? 

@Mindy Jensen is the population explosion attributed to the legalization of Marijuana or other factors... in your opinion? 

Thanks for your post @Mindy Jensen !  I am hearing that a great deal these days...Do you think it is seasonally driven or the distressed market drying up?
