Each Scope of Work (SOW) is unique to each property, as the specific needs of each flip vary widely based on the property’s condition, location, and target buyer. Some properties require only cosmetic upgrades, while others may need extensive repairs to meet local codes and buyer expectations. Here’s what a typical SOW for a house flipper might include:

1. Initial Inspection and Assessment: Document property condition before work begins. Identify necessary repairs and improvements.

2. Demolition and Removal: Outline areas to be gutted or removed (walls, flooring, fixtures, etc.). Include disposal of materials and debris management. ***THIS IS SUPER IMPORTANT as if you forgot this, you'll ended up having to pay extra $$$ or clean it up yourself***

3. Structural and Framing Repairs: Specify any wall adjustments, framing, or structural reinforcements. Identify if permits are needed for structural changes.

4. Plumbing and Electrical Upgrades: List any plumbing and electrical system repairs or updates. Detail new installations, such as lighting fixtures or faucets.

5. HVAC and Insulation Improvements: Plan for HVAC repairs or replacements as needed. Address insulation upgrades, especially in attics, basements, or new walls.

6. Drywall, Painting, and Interior Finishes: Specify drywall repairs, priming, and painting in each room. Include trim work, such as baseboards, crown molding, or door casings.

7. Flooring Installation: Describe the type of flooring for each room (hardwood, tile, carpet, etc.). Include details for subfloor repairs or leveling if necessary.

8. Kitchen and Bathroom Renovations: List all fixtures, cabinetry, countertops, and appliances for kitchens and bathrooms. Detail plumbing work for sinks, tubs, and showers.

9. Windows and Doors: Specify replacement or repairs for windows and doors. Include energy-efficient upgrades, like double-pane windows, if applicable.

10. Exterior and Landscaping: Outline improvements like roofing, siding, gutters, and exterior painting. Describe landscaping work, including lawn care, fencing, and any hardscape additions.

11. Final Clean-up and Inspection: Plan for post-construction cleaning of the entire property. Schedule a final inspection to ensure quality standards are met.

Each of these sections would come with an estimated timeline, budget, and list of materials required, making it easy to track progress and expenses during the project.
