I am trying to weigh in to figure it out if I have to hire third party home inspector for a newly built home. Home will be ready in first week of January, 2022. If it makes sense to hire a third party home inspector, Does anyone know good, reliable Home inspector in Austin area?

Hi All,

I am a new investor currently residing in Round Rock, TX. I've been reading a lot about real estate investing & creative financing and very eager to start so I would like to connect with a knowledgeable partner/coach to get into real estate investing.

As @Brandon Turner and @David Greene mention on the podcast frequently there are at least three parts to every deal

  • - The Deal (finding the deal)
  • - The Execution (overseeing the work, managing the property, etc)
  • - The Funds

I feel I can bring in some value on finding a deal and bringing some funds for the investment deals.

Here's how I can add value to a potential partner:

- I have some liquid capital available, and can liquidate more if necessary

- I have good team working skills and a positive attitude.

- I have an open mind to new strategies/investments

I am open to other suggestions from the BP community and willing to do whatever it takes to get into real estate and my first investment property

@Aaron Washington Hey Aaron, Nice to find someone from Birmingham. I've been listening to Brandon's Webinar session,podcasts, and reading through BP discussion on daily basis  to get more insight of real estate industry. I really want to start with investing at least one property in 2020

When I said passive investor, I was referring to invest in real estate part time while hanging onto the steady income from another job. I do realize now that passive investor has a long-term focus and ignores short-term market ups and downs and  limits the buying and selling activities.
My goal for now is have an additional sources of income via real estate.

If I were just starting, I would do exactly what @Donnie M. suggests and house hack.  Once you park all of your capital in a house, you're starting from scratch again.  This is what I have done for 4 years now and it's a slow, slow process.  

Curious about what being a "passive" vs. "active" investor means to you? I think everyone has a different definition that is specific to them and to their situation.  What's yours?
