Post: Harvey flood rehab costs.

I have a higher end rehab under contract on the west side of Houston that took on about 5 feet of water.  We are replacing the gypsum board and using a fairly expensive system to replace the moisture barrier and insulation.  It is a brick house on 3 sides so the alternative is to take down all of the brick.  All of the interior surfaces (drywall, flooring, most trim, lower cabinets etc.) need to be removed, the house needs to be dried, everything needs to be sprayed to kill any mold, and surfaces need to be replaced.  The cost depends on the level of finishes, but on the west side it will be difficult to do a low end rehab.  Other parts of town may require less because the water receded more quickly.

I am happy to answer questions if I have experience in the area. I handle most of the forms and simpler legal tasks myself in my own REI business. In a house that sold for $555k in Houston I put in a high end, but refurbished, gas range that cost roughly 1/2 of new retail.  I bought the range on e-Bay and was very hesitant, but it worked out fine.  I bought the other appliances (including a refrigerator, not shown) as a package and saved some money that way.

Hello BP!  I am Nick Deutsch and I am a real estate investor in Houston, Texas.  I am embarrassed to admit that I have been lurking on BP for years but am just now introducing myself.  I work full time as a lawyer and have been investing in real estate in one form or another for about 8 years.  I have done a couple of flips and currently own a single-family rental as well as a commercial tract that I am developing.
